An LLC affiliated with HCA has paid $7.5 million for an East Nashville property located two blocks from which it had planned a freestanding emergency health care services building — and that had been the subject of a lawsuit.

According to a Davidson County Register of Deeds document, HTI Memorial Hospital Corp. now owns the 1.85-acre property, which is located at 800 Dickerson Pike.

As the Post reported in February 2023, TriStar Health (an HCA division) was seeking the $21 million freestanding emergency facility to be located at 1000 Dickerson Pike. The property hosts a building housing Shugga Hi Bakery and Cafe. However, the TriStar effort was challenged when Shugga Hi owner Kathy Leslie filed a lawsuit against her landlord in early 2023, claiming she was denied the right of first refusal to purchase the 1.49-acre property (read here). After more than a year in court, Leslie voluntarily dismissed the lawsuit on July 9, according to court records.

The Post was unable to determine why Leslie dismissed the suit and if she is seeking to acquire 1000 Dickerson Pike. Similarly, the Post could not contact TriStar officials to determine if they plan to undertake construction of the emergency services facility at their just-purchased 800 Dickerson Pike property.

TriStar said at a community meeting in early 2023 that the future freestanding emergency facility — to feature 11 exam rooms, one trauma room, a lab, an imaging department and a nurse station — would not necessitate the moving of the Shugga Hi business.

The just-purchased property seemingly offers a modernist building that was last home to Gateway Tire and Service.

The seller in the 800 Dickerson transaction was Dunlap and Kyle Tire Co. Inc. A related entity paid $67,000 for the property in 1972, Metro records note.

Local attorney Aubrey Harwell Jr. manages the 1000 Dickerson Pike property for a trust and could not be reached for comment.
